3) How much capital appreciation can I expect annually?

The average capital appreciation over the last 3 years has been in the 60% to 150 % range, dependent on location, condition, transport links, etc. (average 35% per annum). 5) Is it difficult to purchase property in Poland?

Since joining the EU, any EU national can acquire and sell flats/houses without requiring a permit. The procedures are relatively simple, and a decision to buy can be made, and a bank account opened in Poland during your initial inspection trip. You can then return when the Pre- Agreement is signed with the seller in front of the Notary Public, and the initial deposit paid. One more trip a month later to sign the Final Agreement, and the apartment (resale) is then yours (resale apartments), or at the end of the development (new apartments).

6) Is it secure to invest in Poland?

7) If my apartment needs fitting out, redecoration or improvement, how difficult will this be to achieve?

9) Could you please explain me, step by step, the purchase procedures and charges?

  • Confirm an interest in the property investment in Poland.
  • Discuss property details/agree to purchase
  • Initial mortgage application, if required
  • movewithus international is to confirm availability of property/reserve unit * An inspection trip can be arranged with movewithus international to view alternative properties and arrange a bank account to be opened in Poland, if required
  • Sign agreement with FP/pay their fee
  • Sign letter for Power of Attorney (PoA), if required
  • FP’s lawyer to verify legality of all documentation/pay their fee
  • Sign Developer’s Reservation Agreement/pay fee, normally €1300
  • Final mortgage arrangements completed/pay arrangement fee, if required
  • movewithus international (sign as PoA) Developer’s Pre-Agreement/or initial Notary Deed (10% normally paid direct to the Developer) to be signed
  • Stage payments (based on progress or time schedules) will be paid direct to the developer during the course of construction (movewithus international can arrange inspections to confirm construction stage achieved), unless a 10:90 deal
  • Final payment due on completion of property/handover of keys (Movewithus internationl can arrange final technical inspection for defects/sign off)
  • Notary deed to be executed after final handover
